Q: Where did the name Iron Creek come from?
A: Rumor has it that so many pieces of retired farm machinery were hauled up from the bog that WWII scrap drive workers dubbed it Iron Bayou.
Q: How large of a subdivision will Iron Creek be once all phases are complete?
A: It is possible that all 260 acres will be developed in seven or more phases over the next 20 years.

Q: Do I need a real estate agent?

Q: Do I need to arrange a showing or can I just visit the property?
A: Certainly someone can meet you on site but you are also welcome to drive into the property on Iron Creek Lane or walk around the property. Be respectful of privately owned lots however.

Q: Is high-speed Internet available?
A: Yes, there are a variety of choices, and the new public sponsored high speed internet project should encompass this area soon!
Q: What about schools?
A: East Feliciana school system is showing great improvement according to state monitored results. A charter elementary school operated by the parish in Slaughter Louisiana shows very progressive thinking and is in high demand. There is a community college nearby as well as an excellent private school.
Q: I am a builder and would like to consider building an upscale spec house on the property, can we partner until the home is sold?
A: Call me. I would consider such a venture with someone who has a track record of success in similar projects.

Q: Is the property in a flood zone?
A: Many wooded lots along creeks carry some flood risk. 2016 proved that building up is never a bad idea. In fact much of the clay from digging the lakes is still available on site. The developer has already contracted a local surveyor to provide initial elevations which are available to you. The indication is that flood insurance will be very affordable. ONLY LOTS ADJOINING THE CREEK ARE AFFECTED. Most lots at Iron Creek are on hills that offer excellent flood protection as well as nice views.
Q: What are the HOA dues?
A: Currently the structure for the HOA exists but has not been activated. The developer currently provides common area maintenance and retains ownership of what will eventually become HOA owned. The most probable time to activate the HOA will be once the lakefront lots are sold out. Dues will be set by owners.
